Construction Consulting

Before you commit to a site, a design, or a contractor, you need an honest read on whether the decision you’re about to make is the right one. Pencor evaluates feasibility, reviews budgets and designs, and tells you what your project will actually require, with no construction commitment attached to the conversation.

Before You Commit to Building, There’s Consulting

Preconstruction starts when you’ve decided to build. Construction consulting starts before that decision is made. We’ve walked clients away from sites that looked viable on paper after finding contamination from former tenants, floodplain exposure that would have made financing impossible, and utility access gaps that changed the project cost entirely. Every one of those problems was cheaper to find in a consulting engagement than after the land was purchased.

Independent Analysis With No Build Commitment

Our construction consulting carries no commitment to a future build. We give you an honest read on whether the site works, whether the budget is realistic, and whether the scope you’re planning is buildable for what you have to spend. The analysis doesn’t change whether or not we end up building it.

You might come to us because you have a site and need to know if the project is feasible, a design you want independently priced before committing to a contractor, or a contractor proposal you want reviewed before you sign. Our commercial construction consulting covers all three.

What a Consulting Engagement With Pencor Covers

Every engagement starts with where you are in the process. Here are the three areas we evaluate and what you walk away knowing from each.

  • Feasibility Analysis and Financial Pro Formas

We evaluate whether the project makes financial sense before a design dollar is spent. If the numbers don’t support moving forward, you find out before you’ve committed to anything. If they do, you move into design knowing the project can actually pencil out.

  • Site Evaluation, Zoning, and Entitlement Review

We review zoning requirements, entitlement conditions, environmental exposure, floodplain risk, utility access, and DOT requirements before design begins. If the site has a problem that would make the project financially impossible, you find out here, not after you own the land.

  • Design Review and Independent Budget Assessment

If you already have a design or a contractor proposal, we review it against current North Georgia market conditions. We’ll tell you whether the budget is realistic, whether the design has constructability problems, and whether the scope matches what the drawings actually show. We can also connect you with one of our lenders.
