Preconstruction Services
Pencor’s preconstruction services establish a committed cost estimate before a drawing is done, so the number you take to a lender is the number you build at.

One recent Grocery client, we established the budget before engineering began, and it held for over two years without a single change. That’s what every Pencor preconstruction client receives: a number set before the design starts, built from the project scope, confirmed site conditions, and current market pricing, and held through delivery.
If you’re not sure if you’re ready for preconstruction, our construction consulting services are a great place to start.
Instead of pricing after the drawings are complete, we establish a conceptual estimate before structural engineering begins. That estimate is built from the project scope, confirmed site conditions, and current market pricing, not a spreadsheet template. It accounts for material costs, labor, permitting, and site-specific requirements before a designer has been hired.
Amar Rajashekar, our Director of Preconstruction and a LEED AP, leads every engagement from the first site evaluation through design coordination. The number he establishes before design begins is the one we hold through delivery.
Tell us what you’re planning to build and where you are in the process. We’ll establish a conceptual budget before the design starts.
Preconstruction runs in three stages. Each one has a specific job in protecting the budget and surfacing problems while they are still cheap to solve.
When should we engage Pencor’s preconstruction planning services?
Before you hire an architect or commit to a site. Site selection and design decisions made without a contractor’s cost input often lock in budget problems that can’t be solved without redesigning from scratch.
Does doing preconstruction with Pencor commit us to using Pencor for the build?
No, though most clients who go through preconstruction with Pencor continue to the build. The preconstruction engagement stands alone and gives you a real budget to take wherever the project needs to go.
Can Pencor run preconstruction if we already have an architect engaged?
Yes. We coordinate with your existing design team as part of the preconstruction scope. Having an architect already engaged typically accelerates the process since design intent is already established.
What is the difference between a conceptual estimate and a guaranteed maximum price?
A conceptual estimate is established before the design is complete, from scope, site, and current market pricing. A guaranteed maximum price is issued once the design is developed enough to price every trade and holds through delivery.
