Commercial Construction – What Is It and What’s Its Process

Commercial construction involves the designing, building, and renovation of commercial structures. These projects can be anything from offices and restaurants to large industrial buildings and shopping malls. Each of these spaces has unique characteristics and purposes that can improve our community by providing useful products and services.

The designs and layouts of these projects can vary and are completely decided by the client. In commercial construction, projects can be categorized into 3 sizes:

    • Small scale: Rebranding or restructuring projects.
    • Medium-scale: Remodeling or expanding projects.
    • Large scale: Building large structures such as warehouses or dams.

    The Process

When it comes to commercial buildings, the amount of tasks becomes overwhelming for project managers since they’re in charge of planning, coordinating, and supervising the project from start to finish. This is a process that requires time and effort from all the involved parties. Let’s explore all the phases of the commercial construction process:

    1. Planning & Development

The first thing to do is finding a reliable commercial construction company to take care of the project. Once you have that covered, it’s time to decide the location and set the budget. Normal costs for these kinds of projects include building packages, delivery, foundation, and more.

    2. Pre-Design Phase

This phase defines the goals of the project and establishes the total cost. At this point, architects and designers determine if the project can include the client’s desired amenities, the size and function of the rooms, the building’s orientation to utility connections, and other aspects.

    3. Design Phase

Here is when your professional designer or architect provides a full set of drawings with final specifications that contain costs and timelines for the project. Once these plans are approved, they’re used by the contractor to construct the building following the specifications provided.

    4. Pre-Construction

This is the part when contractors must obtain the building permits, insurance, bids from vendors, establish a construction team, and procure the safety of all the building materials and equipment required to begin the construction.

    5. Construction

First, it’s important to prepare the site by implementing drainage to the building code, arranging power, water, and sanitation, removing vegetation, etc. Then the contractor must proceed with the foundation, framing, roofing, siding, HVAC, interior, exterior, and landscaping.

    6. Post-Construction

After the construction is complete, the contractor and client must walk through the structure and create a list of unsatisfactory components that require further attention before completing the project. After this, a building official can perform the final inspection to determine if it’s ready.
