New Commercial Construction
Most commercial projects start with a rough number that grows every time the drawings change. Pencor locks in a conceptual estimate before your architect starts so the price you plan around is the price you build at.
Most commercial projects start with a rough number that grows every time the drawings change. Pencor locks in a conceptual estimate before your architect starts so the price you plan around is the price you build at.
We establish a conceptual estimate from your project scope, confirmed site conditions, and current North Georgia market pricing before the design phase begins. That number is what goes to a lender, a board, or a capital campaign. It’s the number we’re accountable to through delivery, and it’s available before you’ve spent anything on plans.
Securing construction financing is where first-time commercial builders run into the most trouble. We have established relationships with local North Georgia banks who understand commercial construction loans and SBA requirements, and getting clients connected with the right lender at the right stage has been one of the most valuable things we do for new construction clients.
Tell us your concept, your site, and how far along you are. We’ll tell you what the project needs before anything is committed.
Every new commercial construction project follows the same sequence. Here is what happens at each stage and what you can expect from us throughout.
Case Study
One recent Grocery client needed a facility had to be designed on an existing site with a 13,000-pallet racking layout before a structural system was selected, cold storage requirements built in from the start, and a budget held through a multi-year delivery on a project type their organization had not built before.
Challenge: Every structural decision depended on what the building had to hold. The racking layout, the refrigeration system, and the floor load requirements all had to drive the engineering before the engineering began.
Solution: Pencor was engaged before the structural drawings were started. We designed the building around the operation, managed the full scope from preconstruction through delivery, and established a budget before engineering began.
Result: The budget held without a single change for over two years from initial pricing. The project was delivered ahead of schedule.
What should we bring to the first conversation about a new commercial construction project?
Your project concept, the site if you have one, and a sense of your budget range. Pencor doesn’t need drawings or a design team in place before the first conversation.
Can Pencor start a new construction project if we have land but no design yet?
Yes, and that’s the ideal entry point. Pencor evaluates the site, establishes a conceptual budget, and coordinates design through a design-build delivery or works alongside an architect you bring in separately.
What is the difference between new construction and design-build at Pencor?
With new construction, you may bring your own architect, and Pencor builds from those drawings as the general contractor. With design-build, Pencor holds both the design and construction contract, running them concurrently under one committed price.
Do we need financing in place before talking to Pencor about a new commercial build?
No. We establish a conceptual budget that gives your lender a real construction number to work from, and we can connect you with North Georgia banks who understand commercial construction financing.
